Having been sat empty for two years, the landlord approached us to help find a tenant for his property.
The property had been advertised previously with another estate agent who seemingly hadn't made much effort to keep the landlord updated on the market, or to get the property let.
Despite still being advertised on propertygibraltar.com, it seems neither landlord or agent were aware it was still 'on the market'.
We immediately took action, advised the landlord on the current rental market, priced accordingly and agreed a full asking price let on terms acceptable to the landlord.
Admitedly, this isn't the largest property in Gibraltar and the fee may not be attractive to agents that oversubscribe themselves with listings, however at Richardsons we don't see an instruction as a 'fee' we see it as our client's asset. Whether it's a one bedroomed flat or a five bedroomed house, there is a client that needs to maximise their asset's potential.
By maintaining our listings at a manageable number, we are able to increase the time we spend dedicated to each one. We know each property intimately and can get the results the client needs.
