We have just agreed the let of a two bedroom property on Witham's Road.
This property had been languishing on the market for many months before the landlord approached us to help.
We were able to properly appraise the property and advise on the best way forward.
The property had lots of positives but was being let down by some of the internal conditions. By providing comparables of let prices in the local area we were able to give the landlord a variety of options in order to maximise the asset and secure a tenant. The landlord was unable to carry out the improvement works themselves and so we had to look at alternative ways to generate some income.
Within 3 weeks of marketing, we were able to find a tenant who would be prepared to carry out the improvement works themselves for a slightly reduced monthly rent. This works for the tenant as they have a fantastic home they can enjoy for many years and works for the landlord as the property is now producing an income and they don't need to organise tradespeople to make the improvements.
Letting and selling property is a people business, it has never been a 'one size fits all' and sometimes you have to be creative to get the job done!
